Lily Liang is the executive vice president of Strand Hill Properties. She has more than 30 years of experience in assisting buyers and sellers on the Palos Verdes Peninsula.

What is your agency known for?

“Strand Hill Properties is the exclusive affiliate for Christie’s International Real Estate in the South Bay. We have the ability to market homes throughout the U.S. as well as globally. Although we are not the largest agency in the South Bay, within a few years we have proven ourselves to be a major market force—especially with high-end properties in the Beach Cities and the Palos Verdes Peninsula.”

What do you love most about your job?

“I love the challenge of constantly adapting to a changing market environment. Every transaction has its unique challenges, and there are always new rules, technologies and market circumstances to learn. Every client is different. It’s a rewarding challenge to understand their needs and do my best to meet those needs. Over the years, I have been fortunate to have many of my clients become longtime friends through the trust that is built while fulfilling their real estate needs and dreams.”

Do you think home prices will continue to soar?

“Yes. Like the price of everything, home prices are determined by supply and demand. During 2021 home inventories were low, and demand was strong. So far in 2022 it looks like those trends are continuing. An additional factor is the cost of new housing. The cost of materials and labor has risen, and there is little land available in Palos Verdes for construction. This will continue to result in premiums for newly constructed homes. Also, even though the Fed is signaling there will be interest rate increases in 2022, mortgage interest rates are still low by historic standards.”

What does it take to be a top-performing agent?

“A top-performing agent needs to understand, anticipate and meet buyers’ and sellers’ needs. As is true in sports and other areas of life, it is not possible to be successful with every client and every transaction. Therefore, having a positive attitude and always striving for excellence are important factors in being a top performer. Business can be up or down, but to be a top agent, our positive attitude and professional manner are key. We work together with our clients as a team. Our performance should not be judged by how many escrows we have closed, but by how many satisfied clients we have. This is what really counts; it is the key to long-term success as an agent.”
