A Torrance native, Louis Palacios graduated from South High School. He attended El Camino College and transferred to Arizona State, where he studied criminal justice. In 2017 he got his real estate license and began working with Keller Williams. He started The Palacios Group in 2019 and joined the Compass umbrella last year. Louis and his team specialize in residential real estate in Torrance, Lomita and Harbor City. They have represented clients from the Valley down to Dana Point and San Clemente. 

What do you love most about your job? 

“The people. I always joke that we’re in the people business and just so happen to sell real estate. I’ve met some of the most amazing people from all walks of life in this career. Some have become clients, and some of those clients have become friends. I’m very grateful for that!”

What does it take to become a top earner in your field? 

“Just like any other profession, it requires three ingredients to be successful: hard work, consistency and integrity. Sure, we create our own schedules and we’re our own bosses. But in order to make it in this industry, it requires more time than your typical 40-hour workweek. In fact, I’d say it takes more than double that! Outwork everyone, be consistent in what you do—whether it’s social media, cold-calling, door-knocking, etc.—and make sure you’re doing it for the right reasons. Come from a place of contribution, and make sure you always have your clients’ best interest at heart, even if that means losing out on a commission.”

Do you think home prices will continue to soar in 2022? 

“I don’t know that ‘soar’ is the word I’d use, but I definitely think we’ll continue to see an upward trend.”

Why is real estate such a profitable, stable market in this country?

“Real estate—while it can fluctuate—can have an upside much more than if you invest in the stock market. Historically, the housing market has always gone up and to the right for the simple fact that people need somewhere to live—plain and simple. Couple that with the lack of supply and the massive demand we have now, and real estate can currently is extremely profitable.”

Do you anticipate a time that every property will feature a virtual home tour? 

“Yes. Every home should already feature a virtual home tour. However, it will never replace the physical aspect of touring a home and envisioning yourself living in it.”

How are your clients using smart-home technology? 

“From keyless entry to smart HVAC thermostats and camera doorbells, smart-home technology is here and it’s a creature comfort that a lot of our clients seek.”

How do you feel about real estate auction sites? 

“For a savvy investor who has liquid cash, it’s a great place to find deals.”

Have you seen a recent increase in first-time home purchases? What about multifamily real estate purchases? 

“Definitely! My generation is the largest since the baby boomers—72 million strong! That’s a massive number of people who are currently first-time home buyers. That same generation is always looking for innovative ways to ‘house hack,’ whether it’s buying multifamily and having their tenants cover most of their mortgage payment or offering short-term rentals.”

What do you predict will happen with mortgage rates in 2022? 

“I think they’ll hold steady in the low to mid-3% for most of the year. As we get to the tail end of 2022, we’ll see an increase to the high 3s. The bottom line is we can’t sustain these low rates with inflation.”

What are key factors for finding a good fit when choosing a broker to work with? 

“Brand recognition, marketing and ambition. Your book of business will always come from your hard work! However, your brand—how you market yourself—is directly correlated with your brokerage. You also want to make sure your brokerage is looking into the future of real estate and the evolution of home buying and selling.”

What are the benefits of a career in real estate? 

“The list is long, but the biggest benefit for me is time. While it does require hard work and lots of hours, it also allows you to have time with your family and explore what you’re passionate about. Time is everything to me!”

What relocation assistance do you offer clients who are new to the area? 

“We’re a full-service team. We’ve coordinated movers, painters, hotels … you name it. Realtor® Anna Hahn and I have literally helped pack up our client’s house and moved their belongings into their new home. It’s part of The Palacios Group experience.”

Do you involve your family in your work? 

“I do on occasion. I’ve sold homes to my family. My girlfriend helps stage our properties, and my brother helps with our graphic design work. He’s extremely talented.”
